The short version. Twin Lakes has the strongest trust signals we have scored in this segment: an NCDOI-designated CCRC, CARF accredited, CMS five-star, and a Fitch rating your own About page says roughly five percent of not-for-profit CCRCs hold. The site is modern and genuinely accessible. What holds the score down is smaller than that and more fixable: a handful of formatting marks and one typo that reached the live pages, two different independent living counts on two of your own pages, and twelve fully written FAQ answers that AI answer engines cannot read as questions yet.

Points come off for the underscore marks rendering as literal text in the eyebrow heading on six of the seven pages we read, for the word assisted spelled "assited" on the Deacon Pointe page, and for alt text that does not match its photo, such as a Wittenberg Apartments image described as an apartment with a big playground.

HTTPS is clean and every page we requested returned 200. Your two brand typefaces are self-hosted as four .ttf files, a format two to four times heavier than the woff2 the same fonts ship in. The Coble Creek page repeats its entire opening paragraph verbatim, and its phone link carries a space and a trailing period inside the number, so some phones will not dial it.

Strong raw material: a direct phone number on every level of care, virtual tours on four residence types, downloadable floor plans, a campus map and brochures. The gap is at the moment of commitment. Independent living applies by printing a PDF; Deacon Pointe, Moneta Springs and The Harbor ask families to mail or fax, with a note that email cannot be guaranteed secure. Every "Plan Your Visit" and "Book A Tour" button lands on the same general contact page rather than a tour request that captures a date.

Two things cost real points: the two different independent living counts described below, which split the same fact across two pages, and a nine-month decline in the number of queries the site ranks for at all, detailed in the Semrush band.

One point off only because the footer copyright still reads 2024 on every page.

Three findings, with the evidence

Each of these is visible on your own site in about ten seconds. Nothing here is inferred and nothing here is about your operations.

1The formatting marks are showing on the live pages

Above the main headline on most interior pages there is a small lowercase line that was written in Markdown to come out italic or bold. The marks did not convert, so the underscores are rendering as part of the sentence. The Deacon Pointe page carries a second issue in the same line.

Where to look: the About page shows __welcome home__, Our Residences shows __home sweet home__, Arc of Care shows __arc of care__, Moneta Springs shows __memory care__, the FAQ page shows __questions__, and the Deacon Pointe page shows __assited living__, with assisted missing its second s. Six of the seven pages we read. The Coble Creek page is the one that renders correctly, which suggests it was already fixed there once.

2Two different independent living counts, on two of your own pages

A family comparing communities, and increasingly an AI assistant summarizing them, will read both of these pages in one sitting. When the same organization states the same fact two ways, the assistant usually reports the lower number or hedges, and the family notices.

Where to look: the FAQ page answer to "What is my expected wait time for availability?" says Twin Lakes is one of the largest CCRCs in the state offering 474 independent living choices. The Our Residences page, two clicks away, says choose from over 510 independent living homes. The About page adds a third framing, a campus of over 650 independent living residents, which is residents rather than homes and is consistent, but it compounds the impression. Picking one number for homes and using it everywhere is a half-day of work.

3Twelve finished FAQ answers that answer engines cannot see as answers

This is the cheapest point on the board, because the writing is already done and it is good. Your FAQ page answers what a CCRC is, who owns Twin Lakes, what an entrance fee is, whether it is refundable, the age requirement, what the monthly fee covers, whether a meal plan is required and whether residents pay property taxes. Those are close to verbatim the questions Google is already showing a People Also Ask box for on 727 of your keywords.

Where to look: the FAQ page renders twelve question and answer pairs, and Semrush records 0 FAQ results and 2 featured snippets for the whole domain. Adding FAQPage structured data around text that already exists is the single highest-return change available on the site, and it does not require rewriting a word.

Repair the Coble Creek phone link so it dials, and delete the duplicated opening paragraph on that page. Text-only edits in the page editor. No design review, no new assets, and they are the things a prospective resident's daughter will see first.
Days 15 to 30 Settle on one independent living home count and apply it to the FAQ page, the Residences page and any brochure PDF that states it. Keep the residents figure separate and label it as residents. One decision, then find and replace. It removes the only place on the site where Twin Lakes appears to contradict itself.
Days 31 to 55 Wrap the existing twelve FAQ answers in FAQPage structured data. Add a short question and answer block to the Deacon Pointe, Moneta Springs and Coble Creek pages using the questions families already ask on the phone, and mark those up the same way. 390 AI Overview keywords and 727 People Also Ask keywords are already pointed at this site. This is the step that lets those surfaces quote you instead of a directory.
Days 56 to 75 Put a real tour request form behind "Plan Your Visit" and "Book A Tour" that captures a preferred date, the level of care of interest and whether the enquirer is the prospective resident or a family member. Offer a secure upload for the Arc of Care application so families are not asked to fax. The traffic is already arriving. This is where it currently stops. It also gives you level-of-care demand as data rather than as an impression.
Days 76 to 90 Re-serve the two brand typefaces as woff2, replace the placeholder-named Garden Homes photograph, correct the alt text on the residence images, and update the FAQ link to the state regulator so it points at the current secure address. Housekeeping that makes the pages lighter and the images findable. Best done last, once the content above has settled.
